Booking Conditions

Prices and Availability Prices and availability can be viewed on-line via the website and are 100% live and accurate at all times. You can also contact us by phone or email for this information. The price is all inclusive! The property is rented on a self-catering basis and the price includes heating, electricity, linen and Wi-Fi. All prices quoted are in GB Pounds.

Booking Options The property is available for weekly rentals and short breaks, but please note, the holiday home is let for full weeks only during school holidays, Christmas, New Year and Sailing/Regatta weeks. See our online prices and availability for details.

Making a Booking A non-returnable deposit of 25% of the total cost must be made at the time of booking. The balance must be paid six weeks before your arrival date. For bookings made within six weeks of arrival, full payment is required at the time of booking.

Changes to Booking Once a booking has been confirmed, we cannot guarantee you will be able to alter it, but we will try to accommodate changes where possible.

Cancellation If you have to cancel your holiday for whatever reason you are still liable to pay the full balance owing on the holiday, even if you don't come. In the event of such a cancellation, the balance will fall due immediately. If we manage to re-let the property, we will refund the balance, minus a £30 administration charge. We strongly advise that you consider taking out some form of holiday insurance if you do not already have some.

Payment Methods Payment can be made by PayPal via our secure on-line booking system or by cheque. Cheques should be made payable to 'Mrs Dawn Bruce'. 

Payment of Balance On payment of the balance, details of the key arrangements and any other necessary information will be sent to you. Non‐payment of the balance by the due date will entitle us to treat the booking as a cancellation and we will be entitled to try to re‐let the property.

Accessibility Please contact us by telephone to discuss your specific requirements and the suitability of the property before booking.

Occupancy The maximum occupancy of the property as stated on our website must not be exceeded. However, the property can accommodate 2 extra persons sleeping on camp-beds. There is an additional charge of 10% of the rent per person for this. Only those guests listed on the booking form may stay in the property. The person making the booking must be over 18 years of age and a member of the party occupying the property. This person agrees to take responsibility for the occupying party.

Cots and High Chairs We have a full size cot and collapsible travel cot (please bring your own cot linen) and a high chair available at no extra charge.

Towels/Linen We will provide one bath towel and one hand towel for each guest, tea towels and all the bed linen. Your beds will be made up on arrival. Please bring your own beach towels and refrain from using our towels on the beach. For your additional comfort and safety whilst using the shower a safety mat is provided.

Problems In the event of any problem during your stay, do please let us know straight away, and we will deal with it as quickly as possible. We retain the right of entry to the property for inspection and repairs.

Smoking Smoking is not permitted in the holiday property.

Pets We do not accept pets in the property.

Arrival and Departure Times In order to allow time for thorough cleaning and checking, the property must be vacated by 10am. Arrival can be any time from 3pm please.

Issues Beyond our Control These include things happening locally that may occur which are out of our control, e.g. nearby building work or invasion by pests. We cannot accept responsibility for any matter beyond our control or the effect it may have on your enjoyment of the property. This does not affect your statutory rights. We will always try to ensure that all advertised services such as Freeview and broadband/Wi-Fi are in full working order, but in the unfortunate event they are not, no refund will be given.

Damage In the event of any damage to the property or if excessive cleaning is required, we reserve the right to obtain an additional payment from the person making the booking, either by cheque or by deduction from the debit/credit card used.

Use of the property You are responsible for the care of the property for the duration of the rental period. Please leave the property in a clean and tidy (as you found it) condition. You must not do anything that may reasonably be considered to cause a nuisance or annoyance to the occupiers of any neighbouring properties.

Liability We will not be held responsible for any damage, loss,expense, inconvenience or injury suffered by the person making the booking or any person connected to the rental or any theft, loss or damage to personal belongings whilst in the property.

Electric Vehicles Under no circumstances should electric vehicles be charged using wall sockets at the house and/or by trailing cables through the windows. This can be a fire hazard and we will not be held responsible for any damage, loss, expense, inconvenience, or injury caused by misuse.
